Lapita Hotel & Resorts

The Lapita Hotel is a Resort Hotel with a distinctive Polynesian Theme operated by Marriott Hotels & Resorts International. The hotel consists of 503 guest rooms, suites and luxury villas which are complemented by 5 food & beverage outlets, spa, kids club, fitness center, ballroom & meeting room facilities all set within highly Polynesian themed landscaping.

Lapita Hotel comprise of a main building of lower ground, upper ground and 4 stores and 8 primary cluster buildings of G+1 & G+2 which has total Built up Area of approximately 70,000 m2.

The Site is located on the Sheikh Zayed Road in the Jebel Ali district opposite the Dubai Waterfront Land. The site specific to the Lapita Hotel sits within the ‘Dubai Parks & Resorts’ Theme Park which is one of the most sought tourist destinations in Dubai.

Samsung C&T is the Program and Delivery Managers for the entire Dubai Parks & Resorts development and all associated projects including Lapita hotel.

The MEP works for this project has been delivered by Future Metro LLC., the company owned by Dr. Viktor Shevtsov.

Lapita & Modular System

Considering the Fast track nature of the project, Future Metro Project team executed MEP Modular Systems where the 2nd fix items like pipes, ducts works, tray and trucking were installed together as a module in remote site /Pre fab yard and bought & installed at site. Client and consultants appreciated future metro for adopting such a unique practice for bringing timely installation and executing project within the budget. Modular system has also exhibit benefits like Increased Quality and Safety, reduced social and environmental impact

Lapita & DGBR (Sustainability)

Future Metro adopted Dubai Green Building Regular (DGBR) for sustainability practice and has engaged from the early stage of the project and successfully coordinated with all interested parties for the optimal utilization of energy & resource and protecting the environment.

The company contributed towards the sustainability success by meeting the credit requirements of DGBR which includes Sustainable sites, Water efficiency, Energy and Atmosphere, Material & resources and indoor environmental Quality.

Lifetime energy savings and carbon reduction

  • The highly insulated, steel-framed modular ensures continuity of insulation and this approach reduces the risk of condensation and delivers optimum thermal efficiency.
  • The insulation materials used in the modular (Pipe and Ducts) have an Ozone Depleting Potential (ODP) of zero - minimizing their impact on the environment
  • Modular go on delivering environmental benefits, even at the end of their life. Modular can easily be reconfigured, refurbished or relocated to meet changing needs. Modular can even be dismantled and the parts reused or recycled.

Efficient & Rapid installation reduces noise, disruption and pollution

Due to minimal site deliveries, there were up to 35% fewer vehicle movements on a project site than the traditional approach, reduced on-site dust levels and congestion as well as emissions associated with vehicle use.

Installation times reduced greatly by up to 25% using modular methods, resulting in proportionate savings in site costs and carbon emissions.

As modular were delivered to the site for rapid and advanced installation, it helped the project in minimizing noise and disruption on site.

Optimum Quality & Minimum Waste.

Modular produced under strictly controlled factory conditions enabled us for fast and efficient construction as no interference from poor weather or site labor shortages. Crucially, quality has been carefully controlled and helps the project to complete on schedule with minimal waste generation.

We successfully sourced all materials from certified sustainable and managed source as per the DGBR requirements.

We have now achieved zero waste to land in terms of modular system and the waste generated during the modular production has now been recycled.

Lapita & HSE Achivements

Future Metro’s professional approach in managing the project has helped in achieving ‘Three Million’ MEP man hours without a lost time injury (LTI).

HSE Initiative Objectives & Targets

The Health & Safety objectives and the programs designed to meet the targets enable the Project to achieve 3 Million Man Hours without LTI. As opposed to other commonly used standards like dealing with quality or environmental issues, the effect of critical health & safety factors have a direct bearing on the welfare of our workforce. Therefore, it is critical that both the objectives and programs are well thought of, consider all the parties and stakeholders, and are designed to lessen the risk for our workforce. So, given the criticality of getting these two aspects i.e. Objective & Targets, Future Metro considers the following aspects.

Smart & Employee Welfare

Future Metro’s HSE objectives and program followed is ‘S.M.A.R.T’ (specific, measurable, achievable, realistic, and time-bound). Our objectives and programs are consistent with OHSAS 18001 & Organization HSE policy, and the stated goal is to remove and reduce the risk of the accidents or incidents that may result in injury or ill health to our employees. So, armed with the above knowledge, we have defined Objectives and achieved our target.

Our objectives are a mixture of reactive and proactive items. Some are simply a measurement of the performance against a stated objective, but some of the proactive objectives are more aspirational in terms of encouraging increased internal audit or risk assessment. This mix of objectives ensured us to measure our results effectively and helped us to achieve 3 Million Man Hours without LTI.

Lapita - Procurement & Engineering

There were more drawings and around 100 Material Submittals in this projects. The FM project and procurement team has submitted drawings/submittal within 45 days which is a remarkable achievement. The procurement strategy followed by Future Metro has been greatly recognized and appreciated by all the key stakeholders of the project.

  • We entered into the contract with a performance bond valued at 20% of the contract value and due to our successful completion of Engineering, Procurement and our execution progress, Brookfield Multiplex (Main Contractor) released half of the performance bond and refunded this to us.

Lapita - Risk Management Over Come the Challenges

As Risk Management approach in practices, PMO / Project team has identified the risk /challenges well in advance along with risk response. This risk based approach enabled the project team to avoid construction delays, allow execution without any Loss time injuries, obtaining best Management support in terms of resources.

Lapita Won GCC Project of the year Award

In a glitzy ceremony held on 16th November 2016, at Westin Mina Seyahi, Dubai, Future Metro bagged the biggest prestigious awards in the GCC Electromechanical Industry.

The ‘GCC Project of the Year’ was awarded for mechanical, electrical and plumbing works undertaken for Lapita Dubai Parks Hotel. The Lapita Hotel is a Resort Hotel with a distinctive Polynesian Theme operated by Marriott Hotels & Resorts International. Mr. Abdul Hamid Moukaed, Chairman of Future Metro LLC., commented that: ‘Winning the GCC Project of the Year Award for our Lapita Dubai parks and resorts project was a great achievement for the company and for the team that was working in a short span of time and have delivered a top quality project. It was easily recognized by the judges and clients in the industry. That by default puts a lot of responsibility for maintaining such high level standard and being eager to maintain that leading position through the next year. The journey was challenging, because we embarked a new market, we embarked new clients. We have, in fact, been invited to start direct dialogs with the clients, which is a new trend that we found and discovered based on the good reviews and reports we received in the last three – four years. That again puts quite a lot of ownership on us to perform and to maintain a high level service we provide to our clients and to the industry. Over and above most of our existing clients prefer to work with us due to our quality workmanship and completion of projects in time. We always do our best for satisfying our stakeholders and making progress in all our projects.

Currently we have been growing in size, in volume, in number of projects and in staff. We have increased the number of employees from 700 to above 2000 and we are growing further, because of the volume we’re taking on board.’

Judges said the project Lapita project is a top-class additional to the region’s tourist’s attractions.

They praised how the building has been designed considering the multitude of systems, management of all these systems in the different zones and ease of running and maintenance.

They added that Future Metro also considered the use of modular systems which gives this project the edge over others that were nominated.

‘MEP systems were designed in parallel so that the expertise of each specialist is tapped into at the same time, to come up with a truly economic design that is easy to install and ease of to maintain. Sustainability was also a major factor in making the final selection,’ – Vone judge said.
